Lifecycle cost guide · Cladding
Cheap to buy.
Costly to keep.
A low quote feels like a win on signing day. However, your real cladding maintenance cost shows up years later, in cleaning cycles, faded panels, cracked joints and scaffolding bills. This guide shows why the cheapest panel can end up the most expensive one on your building.
- 1The installed price is often only about a third of what a facade costs over 20 years.
- 2Coatings, joints and access, rather than the panel itself, drive most long-term spend.
- 3So compare total cost over 15 to 20 years, not the rate per square foot.
Two quotes, one wall
The Quote You Sign Is Not the Bill You Pay
Picture two quotes for the same commercial frontage. Quote A uses a budget panel. Quote B uses a higher-spec system that costs 40% more on day one. Naturally, most buyers lean towards A.
Now fast-forward 15 years. The receipts below use simple cost units, where Quote A’s installed price equals 100. As a result, you can compare the shape of the spend without getting lost in rupees per square foot.
Looks like a 29% saving over Quote B.

Where Cheap Cladding Quietly Leaks Money
A cladding panel rarely fails all at once. Instead, it wears out at five weak points. Tap a marker to see what goes wrong at each one.
- 1Coating surfaceBudget coatings chalk, fade and lose gloss under strong sun, so they need washing more often and recoating sooner.
- 2Joints & sealantCheap sealants harden and crack. Then rainwater gets behind the panels and leaves streaks down the facade.
- 3Panel edges & coreThin skins and weak cores can bow, swell at cut edges or delaminate, and sometimes the only fix is a new panel.
- 4Fixings & sub-framePlain steel fixings rust, especially near the coast. Loose panels rattle in the wind, and rust stains spread.
- 5Drainage & ventilationWithout a proper air gap, moisture stays trapped behind the panels. Over time, it feeds algae, stains and corrosion.
Cost drivers
What Really Drives Cladding Maintenance Cost
In the same example, here is where Quote A’s money goes over 20 years. Notably, installation is only 35% of the total. The other 65% arrives slowly, one invoice at a time.
1. Cleaning Frequency
Every facade needs washing. Smooth, high-quality coatings shed dust and rain stains easily. Budget finishes, however, are often more porous, so dirt clings and the cleaning crew comes back more often. Each visit is small, but forty visits are not.
2. Recoating and Repainting
This is usually the biggest hidden line. Low-grade coatings fade and chalk faster in strong sun. Once a frontage looks tired, owners recoat it. Recoating means surface preparation, primer, paint and, above all, access equipment for the whole elevation.
3. Joints, Sealants and Edges
Sealant is the facade’s weakest link. Cheap sealants harden and crack within a few seasons, and water then finds its way behind the panels. Similarly, unsealed cut edges on some boards absorb moisture and swell.
4. Panel Replacement
A dented or delaminated panel has to come out. The catch is colour matching. A new panel rarely matches its faded neighbours, so a small repair often turns into a full bay replacement.
5. Access and Labour
Finally, almost every task above needs people at height. Scaffolding, boom lifts or rope access can cost more than the materials themselves. Consequently, the taller the building, the more each maintenance visit costs.

Service logbook
A Budget Facade’s First 12 Years
Here is how the maintenance log often reads for a low-cost panel on an exposed elevation. At first, everything seems fine. Then the entries start to stack up.
- Years 1–3Panels look sharp. The crew washes the facade twice a year, and nothing else is needed. All good
- Year 4The first sealant joints crack. Thin rain streaks appear below the window heads.Watch
- Year 6The colour has visibly faded on the sunny side. The owner books a boom lift and recoats the elevation.Recoat
- Year 8Joints fail again in the same spots. A second sealant round follows, along with a fresh wash.Repair
- Year 10Several panels bow or delaminate. Replacements don’t match their faded neighbours, so a whole bay gets swapped.Replace
- Year 12The second recoat comes due, and access costs have gone up since the last one.Recoat
On the other hand, a well-specified system on the same wall usually logs washing, inspections and the odd sealant touch-up across those same 12 years. That gap is the whole story.
Climate check
Tamil Nadu Weather Puts Cheap Cladding to the Test
Maintenance cycles depend on where the building stands. In practice, our climate pushes budget materials harder than a mild one would.
Chennai · Pondicherry
Coastal salt air
Salt spray settles on panels and fixings every day. It attacks cheap coatings and plain steel fixings first.
Madurai · Trichy · Vellore
Heat & strong UV
Year-round sun breaks down low-grade paint systems. Daily heat cycles also make panels expand and contract, which stresses every joint.
Statewide
Monsoon & humidity
Driving rain tests every sealant line. Meanwhile, trapped humidity behind poorly ventilated panels feeds algae and stains.
So a material that performs well on a sheltered inland wall may need double the attention on a sea-facing Chennai frontage. That is exactly why professional cladding works start with an exposure check, not a price list.
Material profiles
Material by Material: How Upkeep Compares
No material is maintenance-free. Still, some ask far less of you over time. The heat map below is a general guide. Actual results always depend on the grade, the coating and the quality of installation.
| Material | Upfront cost | Cleaning effort | Recoat / refinish | Joint & edge care | Weather resilience |
|---|---|---|---|---|---|
| Budget ACP (polyester coat) | Low | Medium | High | Medium | Lower |
| Premium ACP (PVDF, FR core) | Medium | Low | Low | Medium | High |
| HPL (exterior grade) | Medium | Low | Low | Medium | Med–High |
| Fiber cement board | Low | Medium | High | High | Medium |
| GFRC | High | Medium | Medium | Medium | High |
| Porcelain | High | Low | Very low | Low | High |
Aluminium Composite Panels
ACP shows the price gap most clearly. A budget panel with a polyester finish costs less, but it usually fades sooner. By contrast, aluminium composite cladding with a PVDF coating and a fire-retardant core holds its colour far longer and mostly needs washing.
HPL and Fiber Cement
Exterior-grade high-pressure laminate cladding has its colour built into the sheet, so it rarely needs repainting. On the other hand, fiber cement board cladding is affordable and tough. However, it relies on paint and sealed edges, which need periodic attention.
Porcelain and GFRC
These cost more up front. In return, porcelain cladding resists stains, UV and moisture so well that a wash is often all it needs. GFRC also lasts well, although its sealer benefits from renewal over the years.

Fair balance
When a Lower-Cost Cladding Is the Right Call
To be fair, cheaper cladding is not always a mistake. The trick is to weigh your building honestly. Here is how the scale usually tips.
Budget can work whenThe wall has an easy life
- The structure is temporary or short-life.
- Panels sit indoors or under a deep canopy.
- The elevation is low and easy to reach.
- A rebrand or redesign is planned within a few years.
Invest more whenThe wall works hard
- The site is coastal or faces strong sun.
- The building is tall, so access is costly.
- You plan to own it for 15 years or more.
- The frontage carries your brand every day.
The bottom line
Judge Cladding by What It Costs to Keep
The cheapest cladding material wins on the quote. Yet a facade is not a one-time purchase. Instead, it is a 20-year commitment to cleaning, sealing, recoating and access. Put simply, the true cost looks like this:
So before you sign, ask every supplier to fill in that equation for your building. The material that keeps those highlighted numbers smallest is usually the real bargain, even if its price tag is higher.

FAQ
Frequently Asked Questions
01Is cheap cladding always a bad investment?
No. A lower-cost panel can suit short-life buildings, covered areas and low-exposure walls. However, on exposed, tall or long-owned buildings, the extra upkeep usually outweighs the early saving. So the right answer depends on your site, your height and how long you plan to own the building.
02How often should exterior cladding be maintained?
Most facades benefit from a visual inspection at least once a year and a check after every monsoon. Cleaning frequency depends on dust, traffic and salt exposure. For example, a coastal Chennai building usually needs more frequent washing than a sheltered inland one.
03Which cladding material has the lowest maintenance cost?
In general, porcelain, good exterior-grade HPL and PVDF-coated aluminium composite panels need the least routine work. Even so, installation quality matters just as much. Poor joints or the wrong fixings can turn any material into a maintenance problem.
04Does ACP cladding need repainting?
Good PVDF-coated ACP usually holds its colour for many years with simple washing. In contrast, budget polyester-coated panels tend to fade and chalk sooner, especially under strong sun. Recoating is possible, but it needs surface preparation and access equipment, which adds cost.
05How can I estimate the lifecycle cost of cladding before buying?
Ask each supplier for the coating type, the expected cleaning and recoating cycle, and the cost of access on your building. Then compare total spend over 15 to 20 years, not just the installed price. AYSH can walk your site for free and help you compare options side by side.
